Local Authority Property Portfolio

Following the introduction of MEES requirements, the Local Authority commissioned a review of its commercial property portfolio to assess compliance and support the renewal of lease agreements, helping to ensure continued occupancy and business continuity.

We coordinated with departmental leads and building occupiers to deliver an extensive programme of building surveys. This established current EPC ratings, identified properties at risk of non-compliance, and highlighted opportunities for future-proofing in anticipation of the expected transition towards an EPC B rating under the next phase of energy efficiency requirements.

The portfolio was assessed, with the majority of buildings found to be compliant with MEES requirements. Where appropriate, targeted improvement works were implemented to enhance energy efficiency, including lighting upgrades. For selected properties, larger-scale interventions such as air source heat pump (ASHP) and photovoltaic (PV) installations were specified, resulting in significant improvements to EPC performance, with some buildings achieving an A rating.
