The Challenge
The project team needed to achieve a BREEAM Excellent rating to satisfy a planning condition and attract institutional tenants.
Our Approach
We were appointed at RIBA Stage 2 to carry out a pre-assessment and identify the most cost-effective route to Excellent. Working closely with the architect and M&E engineer, we targeted credits in Energy, Health & Wellbeing, and Transport — areas where the city centre location and planned fit-out offered the strongest opportunities.
The Outcome
The project achieved BREEAM Excellent at 73.2%. Early engagement meant no late-stage design changes were required, and the team had a clear credit strategy from the outset.
